Norton Commons Moving Forward with “The Hamlet”

Walkable community extending its North Village into Oldham County in Summer of 2021, Begins offering on highly-sought after lots.

PROSPECT, Ky. (Oct 5, 2020) – Norton Commons, the award-winning new urbanist development in Prospect, KY, announced today plans for The Hamlet, a 158 acre addition to the community’s North Village. The expansion north near Sleepy Hollow Road will include 257 lots, allowing for a more rural feel with less density than Jefferson County sections of Norton Commons. The Hamlet will feature large parks and distinctive open spaces with a lake, fields, and mature wooded areas. Further adding to the exclusive nature of this section, only 40 building permits per year will be issued by Oldham County. This county restriction is in place to avoid overwhelming the award-winning school district, which boasts highly-ranked elementary, middle and high schools.

“Word got out in 2017 that we were getting ready to develop lots in Oldham County, and the response was overwhelming,” said Charles Osborn III, managing director of Norton Commons. “Our Sales Team received loads of inquiries, and before we knew it, we had a long list of potential buyers who wanted first crack at purchasing a lot in The Hamlet when the time came. Just last month, we were in a position to proceed and accepted deposits from that group. Now, we’re opening the remaining lots to the public.”

Norton Commons broke ground on its North Village in 2015 and has steadily constructed single and multi-family housing. The Town Square, which was completed in July, serves as a centerpiece for the village. In its design, developers borrowed from Italy’s vibrant piazzas. The expansive space totals nearly 37,200 square feet, about the size of Piazza Maggiore in Bologna, where the Norton Commons team gained great inspiration during a 2017 architecture trip. The North Village Town Center will be surrounded on all four sides by multi-floor live-work spaces, restaurants and retail that will expand on the community’s reputation as an independent shopping and dining destination.

As with the rest of the North Village, The Hamlet homes will be equipped with state-of-the-art geothermal technology which eliminates the need for outdoor air conditioning units and reduces noise, while increasing areas for residents to enjoy the outdoors. Geothermal also provides significant energy cost savings for homeowners.

When completed, Norton Commons will include a total of 160 acres of green and civic spaces, in addition to miles of nature trails, a rose garden, three dog parks, three pools, a community vegetable garden and a wildflower meadow.
